Buying a home
How much is the reservation fee?
£1,000. It secures your chosen plot at the agreed price, normally for 28 days, and is deducted from the purchase price on completion.
What happens if my mortgage falls through?
Talk to us early. We’ll extend your reservation where we reasonably can while you explore alternatives. If the sale can’t proceed, the terms of your reservation agreement set out what is refundable, and we’ll explain these clearly before you sign.
Can I choose my own kitchen and finishes?
Yes, if you reserve early enough in the build programme. You’ll choose from our standard range at no extra cost, with upgrades available on most items.
Do you offer part exchange?
On selected plots, yes. We’ll arrange independent valuations of your current home and, if it works for both of us, buy it so you can move without a chain.
What warranty do your homes come with?
Every home comes with a 10-year new-home structural warranty from an approved provider, plus our own two-year aftercare promise covering defects in workmanship and materials.
Are there any estate or management charges?
At The Paddocks there are no estate charges: roads are being built to adoptable standard and the meadow will be transferred to the town council. We’ll confirm the arrangements for each development before you reserve.
Our homes
How energy efficient are your homes?
We design to a target EPC rating of A, using a fabric-first approach with high insulation, triple glazing and airtight construction, plus an air-source heat pump and solar PV.
Can I visit a development before it launches?
Registered buyers are invited to a preview before public launch. For schemes under construction we can arrange accompanied site visits by appointment, with hard hats provided.
Who will I deal with?
A named sales contact from your first visit to completion, and the same site team for aftercare. You won’t be passed between departments.
Do you build for individual clients?
