Buying with us, step by step
Buying a new home should feel exciting, not bewildering. Here’s exactly how it works with Meadow Rise, what it costs, and what we do to make it easier.
Visit and choose
Walk the site, look through the plans and specification, and ask us anything. Viewings are Thursday to Sunday or by appointment.
Reserve your plot
A £1,000 reservation fee secures your plot and price for 28 days while your mortgage and solicitor get started. It’s deducted on completion.
Exchange contracts
Usually within 28 days of reserving. You’ll pay your deposit (typically 10%) and your completion date is agreed.
Personalise
If your home is early enough in the build, choose your kitchen, tiles and flooring from our range at a meeting with our team.
Pre-completion visit
Around two weeks before completion we’ll walk you around your finished home to check everything together.
Keys and aftercare
On completion day we hand over the keys and give you a full demonstration, then provide two years of aftercare.
What could it cost?
A quick guide to monthly repayments and stamp duty. Please speak to an independent mortgage adviser before making any decisions.
Estimated monthly repayment
£0
Illustrative only. Repayment mortgage, fixed rate assumed for the full term. Stamp duty uses the rates for England from 1 April 2025, including first-time buyer relief up to £500,000. Your home may be repossessed if you do not keep up repayments on your mortgage.
Making the move easier
First-time buyers
We’ll introduce you to an independent mortgage adviser who knows new build, and walk you through every step.
Part exchange
On selected plots we may buy your current home, so you avoid a chain. Ask us about eligibility.
Assisted move
We can arrange an estate agent for your current home and contribute towards their fees on selected plots.
Family & downsizers
Single-storey living options and flexible layouts at our upcoming schemes. Tell us what you need.
Incentives vary by development and plot and are subject to terms. Speak to us for current offers.
Buying FAQs
How much is the reservation fee?
£1,000. It secures your chosen plot at the agreed price, normally for 28 days, and is deducted from the purchase price on completion.
What happens if my mortgage falls through?
Talk to us early. We’ll extend your reservation where we reasonably can while you explore alternatives. If the sale can’t proceed, the terms of your reservation agreement set out what is refundable, and we’ll explain these clearly before you sign.
Can I choose my own kitchen and finishes?
Yes, if you reserve early enough in the build programme. You’ll choose from our standard range at no extra cost, with upgrades available on most items.
Do you offer part exchange?
On selected plots, yes. We’ll arrange independent valuations of your current home and, if it works for both of us, buy it so you can move without a chain.
