Homes that belong where they’re built.
Meadow Rise is a small Lancashire housebuilder. We build a handful of well-made homes at a time, in places we know, for people who plan to stay.
We’d rather build fourteen homes people talk about than four hundred they don’t.
Meadow Rise was set up in Preston with a simple idea: the best new homes come from builders who are close enough to care. We buy small sites on the edges of villages and market towns, design homes that suit the place, and stay on hand long after the keys change hands.
Every scheme is planned around what’s already there, whether that’s an old hedgerow, a view of the fells or the lane the village has always walked down. Then we build properly: brick and slate where the street calls for it, generous gardens, and specifications you’d usually only find on much bigger price tags.

Four things we won’t compromise on
Small by choice
Schemes of six to twenty homes. Few enough that we know every plot, every buyer and every neighbour by name.
Fabric first
Thick insulation, airtight construction and triple glazing before any technology, so homes stay warm and cost little to run.
Landscape led
Hedgerows kept, trees planted and a wildflower meadow on every site. The setting comes first and the layout follows it.
Looked after
A ten-year new-home warranty, a two-year Meadow Rise aftercare promise and one number to call for both.

Light, space and things that last
Shaker kitchens with quartz worktops, oak-effect flooring throughout the ground floor and full-height tiling in every bathroom, all as standard.

Got land with potential?
We work with landowners, farmers and agents across Lancashire on sites of half an acre to five acres. Some have planning, some don’t yet.
We can buy outright, work on an option or promotion basis, or partner on a joint venture. We give straight answers quickly and handle the planning ourselves.

What ‘fabric first’ means for your heating bills
Before we choose a single radiator, we decide how the walls, roof and windows will hold onto heat. Here’s why that order matters.
Buying off-plan: a straight-talking guide
Reserving a home that isn’t built yet can feel like a leap. What you’re agreeing to, what protects you, and what to ask us.
Why we chose Longridge for our first scheme
A proper high street, good schools and the Forest of Bowland on the doorstep. What drew us to the town, and what we owe it in return.
